Asset Management Opportunities

The Core offers a purchaser significant asset and development management opportunities. These initiatives include:

  • Amalgamate smaller units within the internal malls to provide larger, better configured units to suit modern retailer requirements.
  • Focus on key units within the internal malls and let unit SU 2.15/2.16 and 2.10 which will act as a catalyst for the remainder of The Core.
  • Complete the agreed letting to Cosmo Restaurants (MSU5) on the terms on which it is currently under offer (15 year lease, £105,000 per annum) to drive footfall to the internal levels.
  • Create a food court on Level 2 with A3 and evening leisure provision, attracting food operators such as Subway, KFC, McDonald’s and Burger King in addition to the Cosmo Restaurant to enhance the appeal of the internal element of The Core.
  • Penetrate deeper into retail catchment through improved advertising in wider catchment.
  • Let remaining vacant units.
  • Improve the tenant mix of external units through targeting fashion retailers.
  • Benefit from prime high street performance in one of the UKs top retail cities.
