After the deduction of landlord’s shortfalls, the net income is £3,234,307 per annum.

The Core has an estimated gross rental value of £4,079,000 with a maximum Zone A rental tone of £190 per sq ft Zone A achievable on external units fronting Lands Lane. Zone A rents achievable for internal units are between £25 - £55 Zone A.

Overall estimated rental value rates of between £16 and £31 per sq ft have been applied to the large retail stores.
